Right-sizing in Waukesha and Washington Counties

Before you fix anything, find out what you can skip.

I help longtime homeowners across Waukesha and Washington Counties right-size out of the family home without spending money on repairs that never come back.

The better question

Two questions. Only one of them gets you moving.

The question almost everyone asks first

"What do I need to fix before I can sell?"

It assumes the answer is a lot. That assumption is what keeps people stuck in a house for years, or has them wondering whether a cash offer is the only way out.

The question I would ask instead

"What can I skip?"

Once the list is sorted honestly, it starts to look a lot more manageable. Most houses need less than their owners think.

"My family and I have bought, renovated, owned and sold more than 150 properties, so I can tell you which repairs pay you back and which ones won't."

What pays and what doesn't

The projects people dread most are often the ones that return the least.

Every house is different, which is why I look at yours before I say anything about it.

Fix, skip, or price in

When I look at a house, everything on the list lands in one of three places.

I walk the house with you, room by room, and we sort each item together. You leave with a short list instead of a long worry, and a reason behind every line on it.

Fix

Fix it

Small, visible items that tend to pay back, plus anything that affects safety or a buyer's loan.

Skip

Skip it

Big projects that return less than they cost, and taste choices the next owner will change anyway.

Price in

Price it in

Known issues that cost less to account for in the price, or with a credit, than to repair.

Skipping never means hiding.

Wisconsin requires sellers to disclose known defects, so a known issue is always disclosed, and then fixed, credited or priced in. With single-family homes across Waukesha County averaging around fifty years old, a foundation or basement question comes up often, and the right answer is a number, not a feeling.

Every way to sell

Three ways to sell. You see all of them before you choose.

01

Prepare selectively and list

Only the work that pays, and I coordinate it for you.

02

List as-is on the open market

Buyers can compete for it, even when it needs some love.

03

Sell directly to our family's company for cash

For when speed or certainty matters most.

If our company is ever the buyer, you will know up front, and you will see the open market numbers right beside our offer.

"You will see every way to sell this house side by side, and the choice stays yours."

Three families

Three houses. Three different paths.

Jack and Sherrill

Their children knew us from church and from high school. Jack and Sherrill were moving into a senior living apartment. We handled the foundation work, landscaping, deep cleaning, cleanout and the move, and their home sold quickly for more than asking.

Prepared and listed

Jim and Marie

They were selling Jim's mother's home of more than 70 years. We coordinated cleaners, junk removal and foundation work before listing, and it sold as-is for top dollar. Soon after, they asked us to sell their rental property too.

As-is, open market

Dee, Elm Grove

Dee wanted a cash, as-is sale and top dollar, on a tight timeline. We laid out her options, marketed the home and held open houses, and negotiated an as-is cash sale for more than she expected.

As-is cash sale, open market

Every home is different, and so is every result.

About the family

Our family didn't learn houses only by selling them. We learned them by owning them.

We have purchased, renovated, owned and sold more than 150 properties, and for more than 10 years, longtime homeowners at this stage of life have been a regular part of our work.

I run JML Realty Group at Realty Executives Integrity with my wife, Julie, and our two oldest daughters. You work with us directly, and one of us is usually available.

Talk it through with Mike Even if we never work together, you'll leave with a plan.

The question was never what you need to fix. It's what you can skip.

Many of the people I talk with are months or even years away, and that is completely fine.
